RENTAL RULES AND REGULATIONS


The cabin is located at 191 Dovie Ray Rd. Dahlonega, Ga 30533,
Cabin Phone is 1-706-865-6804
Cabin Keys: We use a Electric Combination Lock for the entrance. This eliminates lock outs due to lost keys.
Combination is issued upon receipt of full payment and just prior to arrival.

CHECK-IN TIME IS AFTER 3 P.M. EST
CHECK OUT IS 11 A.M. EST.
NO Early Check-ins.

This is a NON -SMOKING CABIN
Ashtrays are provided for use on both front and rear porches.
PLEASE do not extinguish cigarettes on the ground.

DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $200 is required. This must be received
within 2 (2) days of booking the reservation. The deposit automatically converts to a security/damage deposit
upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure,
provided the following provisions are met.

  1. No damage is done to cabin or its contents, beyond normal wear and tear.
  2. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  3. All debris, rubbish and trash are placed in refuse containers outside the basement door..
  4. All soiled dishes are washed and put away.
  5. The first load of laundry is started.
  6. No linens are lost or damaged.
  7. NO Early check-in or late check out.


PAYMENT – An advance payment equal to 50% of the rental rate is required 30 days before arrival. The advance
payment will be applied toward the cabin rent. Please make payments by Major Credit Card. The advance
payment is not a damage deposit. The BALANCE OF RENT is due fifteen (15) days before your arrival date.

CANCELLATIONS – A fifteen (15) day notice is required for cancellation.. All cancellations are subject to a 5%
Cancellation fee or $50 whichever is greater.  Cancellations or changes that result in a shortened stay, that are
made within 15 days of the arrival date, forfeit the full advance payment and damage/reservation deposit.
Cancellation or early departure does not warrant any refund of rent or deposit.
MAXIMUM OCCUPANCY- The maximum number of guests per cabin is limited to ten (10) persons.  An additional
charge or $30.00 per person per night for guests in addition to ten (10) will be assessed.

NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not
included in the rental rate. Rates include a one-time linen-towel setup. There is a washer and dryer on the main
floor of the Cabin. We do not permit towels or linens to be taken from the cabins.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of
advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in
advance.
Hot Tub – No children under the age of 12 permitted in hot tubs at any time.  When using the hot tub, remember
there is certain health risk associated with this facility. Use at your own risk.  Our housekeepers drain, sanitize,
refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm till later that evening.
Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND
OR SIT ON THE HOT TUB COVERS, they will break and you may be charged for replacement. Remember when
not using the hot tub, leave cover on so hot tub will stay warm.

STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms.
Mountain roads can be curvy and steep

This cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs
while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or
valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk
of any harm arising from their use of the premises or others whom they invite to use the premise.

COPY OF YOUR DRIVERS LICENSE:  A copy of your Drivers License is necessary when submitting this signed
rental agreement.  Failure to do so will result in cancellation of your reservation.  
Payment Schedule:
Due immediately: Security deposit in the amount of [$250.00].  Your security deposit is due within 72 hours from
requesting your reservation, via credit card (24 hours during all holidays and the busy summer months).  Your
reservation is not confirmed until we receive the deposit.  If we do not receive your security deposit within 72
hours of reservation request, (24 hours during holidays and the busy seasons) we will offer your reservation date
to another renter who is willing to secure his reservation immediately.  Your Security Deposit converts to a
Damage Deposit upon your arrival to the cabin.

Cancellation/Refunds:
●For reservations cancelled more than 30 days prior to arrival, the full Security Deposit will be returned minus a
$25 administration charge.
●For reservations cancelled 29-15 days before your reserved stay, 1/2 of the Security Deposit ($125) is
forfeited.  
●For reservations cancelled 14-7 days before your reserved stay, the full Security Deposit ($250) is forfeited.
●Inside 7 days, the guest is responsible for the amount of the entire stay.
No shows or no cancellations are subject to entire rental fee charge.
ALL CANCELLATIONS MUST BE MADE IN WRITING:  E-MAIL or MAIL.
We will not give refunds due to weather conditions, power outages or early departures.
Changes to your reservation:  Should you need to change your reservation dates, we can reschedule your
reservation with no penalty provided the change is processed at least 30 days prior to your scheduled check-in
date. (Your security deposit will be held for the future reservation.)
Eviction Policy:  
Staying in a cabin is a privilege, not a right.
We do not tolerate wild and loud guests, or any guests who cause disturbances to neighbors.
We retain the right to evict any guest that is disturbing the neighbors or harming the property. We expect you and
the people in your group to abide by the signed rental rules agreement.
If we or any local authorities receive complaints about you from neighbors, we reserve the right to remove you
and your group from the property without any refund.

Utilities/Phone:
You are responsible for your own long-distance telephone charges by using a phone card or your cell phone.

RESTRICTION & RULES:
You and everyone in your party agree to the following:
MINIMUM AGE REQUIREMENT: Our cabin is not rented to anyone under 21 years of age.  For this reason, we
request a copy of your driver's license be sent to us along with your signed Rental Agreement.

OCCUPANCY LIMIT:  There is a maximum number of 10 people allowed to stay and sleep in the cabin at all times.  
The property will not be occupied by more than 10 people at any given time.

NO PETS:  You, or anyone in your party, will not allow dogs, cats, or other pets (including birds, reptiles, ferrets,
rabbits, etc., and any other "pet") onto the property or inside of the cabin.  Only respectable Humans are allowed.
Out of respect for the homeowners and guests with allergies, do not ignore this policy and bring your pet.  We
cannot make an exception no matter how small or well behaved the pet (example:  Pets that weigh only ounces or
cats/dogs weighing 4 pounds, etc.).  Any violation of the "No Pets” rule will result in the loss of the renter's entire
security deposit, plus if required due to damages, additional liquidated damages in the amount of $500 or more
and will be charged after your departure.  Any further damage or cleaning expenses will be billed to the Renter,
and you will be prohibited from future stays.  There are NO exceptions!  This "No Pet Policy" is strictly enforced!  
Please DO NOT disregard this policy and bring your pet with you! If you feel the need to bring your pet(s), choose
a pet-friendly rental.  
NO ILLEGAL DRUGS: Neither you nor your guests will use illegal drugs on the property.
NO EXCESSIVE LOUD NOISE:  You will not play excessively loud music or otherwise create a nuisance to the
neighbors.
LEAVING THE HOUSE FAIRLY CLEAN:  The house will be clean when you arrive, and we request that you leave it
in good order when you leave.  You will need to notify us promptly of any damage or problems that have arisen
during your stay.
CHECK-IN & CHECK-OUT POLICY:  You will follow all Check-In Rules and Check-Out Rules.
Check-In Policy:  Check-in is at 3:00 PM.  Please do not attempt to check in early unless previous arrangements
have been made. Early check-ins are rare, but we will make every effort if a request is made at time of booking.
Please call 24-48 hours prior to arrival to verify availability.   Upon arrival, please report any damages, shortage
of supplies, or housekeeping issues immediately.
Check-Out Policy:  Checkout time is promptly at 10:00 AM.  A great deal of work must be done to prepare the
cabin for guest arrival, and a delay in your departure may result in the cabin not being ready by 3:00 PM for the
next guests.  Like you, they are excited and want to be in their cabin on time.  It is our mission to provide the
cleanest cabin possible so that you will become our guest for life. This 5 hour window allows just enough time for
the cabin to be cleaned and for the hot tub to be drained, sanitized and refilled between guests.

This cabin is privately owned and well loved.  We do not expect you to clean the cabin before you leave, but do
want you to leave it neat and undamaged as you would hope someone would leave yours.
Please wash all dirty dishes, pot & pans, etc. and put them away
Kitchen sink should be completely empty when cleaning professional arrives.
Please start the first load of dirty towels.
Empty your coffee grounds & filter from the coffee maker and throw away.
Please remove all personal food items from the refrigerator, freezer and cabinets.
(These items must be thrown away if left behind.)
Pull comforter/quilt back on all beds that have been used so we are aware that the linens need servicing.
Check under the beds for any personal items that have crawled underneath.
Please return all board games (please make sure each game has its own pieces), puzzle pieces, and video
games to their proper boxes and returned to their proper location.
Please clean grill grates (you may need to leave the grill on for an additional 5-10 minutes to burn off the food
that is stuck on the grills), turn gas valve off and cover after each use.  Grill utensils also need to be cleaned and
put back in the proper location in the cabinet under the gas grill.
If you used the gas-log fireplace, please be sure the gas is OFF.  
During your departure, turn both thermostats OFF.
Turn off all lights, lamps, ceiling fans, TV’s,  coffee maker, toaster oven, etc.
Be sure that all items from our cabin are still intact.  A thorough Inventory will be conducted after your departure.  
Please lock all doors and windows.
(Please do not leave our items vulnerable to theft by leaving the cabin unsecured.)
Please dispose of all garbage in tied up garbage bags provided to the garbage cans, outside the basement door.  
Failure to do so will create a $25 Disposal Fee charge.
It is very likely that guests will be checking in on the same day leave. To reduce confusion, please make sure that
you remove all of your personal items before locking the door.
When you finally depart, lock the kitchen door knob and dead bolt and Pull the locked door shut behind you push
the center lock button on the front door.   and have a safe trip home.
OUR RESTRICTIONS & RULES:  You, and everyone in your party, needs to be informed about our Restrictions
and Rules.  Our Restrictions and Rules are strictly enforced and there are NO EXCEPTIONS!  
Our log cabin is NOT a PARTY CABIN.   As such, you are expected to treat it with respect.  There will be no loud
noises, parties, irrational behavior or disturbances to neighbors.  If the local Police Department is notified of such
events, we reserve the right to have your party removed immediately.  If this happens, NO refunds are given for
the days you were not able to stay.
SEPTIC SYSTEM:  Our cabin is on a septic system. Please do not attempt to flush anything other than human
waste & the minimum amount of toilet paper necessary. Grease, food, or sanitary products will cause damage to
the septic system or cause it to back up - making your stay less than pleasant.

HOT TUB:   We suggest that children of age 12 and older are allowed in the hot tub.  Adult supervision is required
at all times.  Do not leave hot tub unattended at any time.  Hot tub cover must be fastened at all times when not in
use to prevent injury or drowning.  You will use the hot tub at your own risk and will not hold us liable if anything
should happen to you or anyone in your party.  You understand that no one should jump, dive or do anything to
cause damage to themselves or the hot tub.  You also understand that no one shall play or press the control
buttons repeatedly as this will cause the hot tub to shut off or will cause the control panel to malfunction and
break.  You, and everyone in your party agrees to follow all rules that are placed above the hot tub.  The hot tub
has been emptied, cleaned & sanitized, and treated with the appropriate hot tub chemicals after every single
renter departs.

FIRE PIT:  Adult supervision required at all times.  Do NOT leave fire unattended at any time.  Use only
designated/pre-cut fire wood.  Do not burn leaves or bush or any other materials other than designated/pre-cut
fire wood.  It is a violation of Georgia Forestry to burn anything other than firewood such as brush and leaves.  
Brush and leaves create a dangerously high amount of airborne sparks and embers that can start brush fires
very easily.  Always keep the fire to a respectful level and do not build a fire that is too large!  In case of fire,
always keep a fire bucket full of water near the fire pit at all times.  Please extinguish fire after use.  

GAS LOG FIREPLACE:  You understand that you will NOT burn wood in the gas log fireplace.  Failure to follow
this rule can result in damage to yourself and your family.   The Gas Fire Place Logs are NOT to be moved.  The
logs needs to be kept stationary.  

BBQ Grill:   Adult supervision required at all times.  Please clean grill grates using the grill brush (you may need to
leave the grill on for an additional 5-10 minutes to burn off the food that is stuck on the grills), turn gas valve off,
wait for the Gas Grill to cool and then cover with the protective cover after each use to protect from weather
conditions.  Grill utensils also need to be cleaned and put back in the proper location..


GENERAL RELEASE OF LIABILITY:

The licensed guest desires a short-term license from OWNERS, for the log cabin the home located at PROPERTY
ADDRESS: 191 Dovie Ray Rd. Dahlonega, Ga. 30533 referred to as the property);  Therefore, the licensed guest
hereby agrees that he/she shall not file any claim, action or lawsuit against its owners, representatives or agents
for costs or damages arising from licensed, registered guests use of the property.  Licensed guest agrees to be
held liable for actions of his/her guests, whether they be registered or unregistered guests, at all times, and by
doing so to save harmless its owners, managers, representatives or employees from any and all claims arising
from their guest's use of the property.
The licensed guest hereby acknowledges that he/she is using the property for the purpose of short-term
occupancy in "as is" condition, at his/her own risk.  The licensed guest hereby agrees to check in and out at the
contracted times specified on their short term Rental Agreement.  
The licensed guest hereby acknowledges that they must close and lock all windows and doors of the cabin when
they are away from the property for any amount of time.  Licensed guest hereby acknowledges that  its owners,
representatives and employees are not responsible in any way for theft that may occur on or to your personal
property during your stay at the cabin.
Licensed guest agrees to indemnify and save harmless, its owners, managers, representatives or employees from
any and all liability, negligence on the part of either party, loss, damage, injury or death resulting from the use of
the  property, its fixtures and contents.  Licensed guest hereby acknowledges that they have read and
understand the following Policies: a. Cancellation Policy, Short Term Rental Agreement, c. Guest Policies - Check-
in/Check-out Rules, d.  Rules & Restrictions, e. Hot Tub use and responsibility for children of all ages, f. Fire Pit
Rules, g. Gas Log Fireplace Rules. Copies of these documents are also available on-site in the Cabin Information
Binder.   It is the licensed guest's responsibility to monitor the activities of all minor children in their care.  The
licensed guest hereby acknowledges that he/she accepts full responsibility for informing all additional registered
guests (as listed by guest below)  of  the terms of these documents and waivers, and that any unregistered
guests will be considered as trespassers a the cabin.
We want you and your family & other registered guests to have a wonderful, enjoyable and relaxing time in our
cabin.  We want you to make new memories and have fun.  At the same time, we need to be very strict with our
rules & restrictions and need to be sure that everyone is aware of them and follows them.  If this occurs, we will all
be happy and satisfied.  Thank you for choosing our cabin as your vacation home.
